St. Charles is our longest eastbound run at roughly twenty miles — twenty-five to thirty minutes down I-70 depending on the hour — and it is the only place in our service area with genuinely old building stock in quantity. The city sits on the Missouri River where the Katy Trail crosses it, and Historic Main Street is the real thing: 19th-century French colonial frame and brick, the First Missouri State Capitol, Frenchtown north of downtown with its own stock of 1800s masonry and frame houses. This is not a themed district built in the 1990s. It is old, and it demolishes like old.

The same houses bring the other old-building questions with them: pre-1980 stock routinely carries asbestos in floor tile and mastic, pipe and duct wrap, plaster skim coats and roofing felt, and pre-1978 homes fall under the EPA’s lead paint rule. We cannot take asbestos-containing material in any container, and demolition generally triggers a Missouri DNR notification, so that is a stop-and-test moment rather than a swing-the-hammer moment.

Away from the historic core the city is a normal eastern Missouri suburb and the work is ordinary: 1950s through 1990s houses off Zumbehl, Elm Street and the Highway 94 side, full basements throughout, first-refresh remodels, re-roofs after every hail spring, deck replacement, basement finishing and cleanouts. The river matters here too. The bottoms flooded in 1993 and again in 2019, and property near the low ground carries that history in its basements and outbuildings. Historic Main Street and Frenchtown are the part of our territory where you should call the city before you call us. The City of St. Charles is its own permitting authority, separate from St. Charles County, and downtown has narrow streets, brick paving, limited right-of-way, historic-district review on exterior work and event closures through much of the year. On your own driveway in a residential neighbourhood you generally need nothing. On a Main Street kerb line you will need approval and you should assume it takes longer than you expect. Rules and lead times change, so confirm with the city rather than going on what a contractor told you last season. Physically, the old core is tight: short drives, alley access, low overhead wires and limbs, and pavement that will mark. Protection boards are standard and we will happily set a smaller container twice rather than force a big one into a space that cannot take it. Two more things. Call Missouri 811 before any digging near a placement — utility runs in the old part of town are not always where the newer plats would suggest. And keep tree debris separate: the mature oak, sycamore and silver maple through these streets makes real limb wood, and Missouri does not allow yard waste into a sanitary landfill, so it goes as a clean load to a composting facility.

I-70 east the whole way, exiting at Fifth Street or First Capitol Drive for the old city, Zumbehl Road for the north side, and Highway 94 or South River Road for the river corridor. Downtown is the variable: narrow streets, event closures around Frontier Park and Main Street, and limited kerb space. Permits, streets and placement in St. Charles

On a private driveway in St. Charles you generally do not need a municipal permit.
